Commercial Metal Roof Replacement in Burnet, TX
This commercial metal roof replacement in Burnet, TX started with a building that leaked every time it rained. The flat section of the roof was old tar and gravel that had reached the end of its life, and the surrounding metal sections had failing seams. The insurance carrier denied the first claim, so the owner was stuck with a roof that kept leaking.
After a long claim process, the claim was reopened and paid, and we replaced the flat section with a standing seam metal roof that sheds water instead of holding it. The property now has a roof built to shed water and last for decades.

What We Found on This Burnet Roof
The building had been leaking for a while. The flat tar-and-gravel section held water instead of shedding it, and on the older metal sections around it, seams had separated, sealant had dried and cracked, and rust had started along the laps where water sat. Old fastener holes gave water one more way in.
Patching wasn’t going to keep this building dry. It needed a new roof on the flat section built for how water actually moves.

A Denied Claim, Reopened and Paid
The owner’s first insurance claim was denied. A licensed public adjuster then took on the claim on the owner’s behalf, and after a long, detailed process the carrier agreed to cover the loss and the owner was indemnified for the roof.
Our role was the roofing side: the roof itself, the documentation of its condition, and the work once the claim was settled. Texas law doesn’t allow the contractor doing the work to negotiate a claim, which is why the adjuster handled the claim itself. If your claim was denied, it may be worth having it reviewed. Converting the Flat Section to Standing Seam Metal
Flat tar-and-gravel roofs hold water as they age, and that’s where leaks start. To replace it with metal, we laid VanBoxel Metal Protégé synthetic underlayment across the deck and installed wood purlins to support the new panels. Then our crew installed the standing seam panels and new trim around the edges and the parapet wall.

Clean Ridge and Trim Details
New ridge caps and trim tie the panels together and close off the edges where water used to get in. Standing seam panels run continuously with raised seams, so there are far fewer places for water to enter than on the old roof. Learn about standing seam metal roofs.
A Roof Built to Last Decades
The finished roof gave this Burnet commercial property a clean, updated look and a standing seam metal system built to last for decades with basic care. After years of leaks and a long claim, the owner has a roof they won’t have to think about for a long time.

Commercial Roof Replacement in Burnet: Common Questions
Can a flat tar and gravel roof be replaced with metal?
Often, yes. Metal panels need some pitch to shed water, so a flat section is prepared and built up to support the new panels. We’ll look at the structure and tell you what your building needs. See our commercial roofing services.
What if my roof insurance claim was denied?
A denial isn’t always the final word. Some owners ask for a re-inspection or a written explanation, and some hire a licensed public adjuster or an attorney to review the claim, as this owner did. We can’t negotiate claims, but we can document your roof’s condition. Learn how claims work in Texas.
How long does a standing seam metal roof last?
Standing seam metal roofs are commonly expected to last 40 to 50 years or more with basic maintenance, far longer than a typical flat built-up roof. Learn about standing seam metal.
Why choose metal over another flat roof?
Metal sheds water instead of holding it, stands up to Texas heat and hail, needs little maintenance, and lasts for decades.
